Lastly and most important - Use a REALTOR(R)
As a buyer, it costs you nothing to hire a real estate professional here in Las Vegas or Henderson to help you find and purchase a home. Your Realtor will likely get a portion of the commission the seller pays to his Realtor. When choosing an agent, look for an educated agent who knows about our current market and is working steadily full time in today's market. Pick an agent that works in the areas you're interested in. Ask your agent how many clients they are currently working with? Especially in this current market. Also associate your self with the "right REALTOR." Check for educational designations, ask the agent about their deisnations; do they have any?
Definitely, if you are purchasing a home you should use an Accredited Buyer's Representative, ABR. It is worth it in so many ways to use a trained professional who cares to educate themselves to better help their clients.  Also any agent holding the CRS designation has to have sold many, many homes and acquired a "multi-million" dollar plus production record in order to qualify to hold this highly prestigious designation, only a small percentage of agents do. An agent who invests to better educate themselves is an agent who has the knowledge to merit your business. That is an agent who will work for "you", and have your best interest in mind.
